This is a ZZ plant, pretty easy to take care of so far. I’ve done my research on it but I can’t figure out what these are growing out the soil ? Any one know?

A as plant has tubers- they hold water for the plant- it’s normal. As for the yellow areas, I think you’re watering too much or too frequently. Back off a little bit with watering - maybe every 10-12 days. Here’s mine:
