I have a similar plant that I was given because I want to save it. I learned that direct sunlight burns. Move away from window?
I have a spray I use for indoor plants that helps with leaf spots along with gnats and fungus. It’s called ‘House plant insect and mite control’ I would also prune the dead ends so it doesn’t take the nutrients from the healthy parts.
